Just Do It!

  Just Do It, but do it right!

So, if you are debating on purchasing a home, I’ll give you some advice.

    1. Just Do It. Nike has nothing on you! But start with first time buyer education class. I cannot tell you how empowering this class will be in you making the right decisions during the process. From getting pre-approved to having my offer accepted, the entire process makes you feel so excited and all grown up.
    2. Take a Breath. It can be like drinking through a fire hose. Again, once your offer is accepted, be prepared to supply lots of financial documents. It is legit and, after all, your lender just wants to ensure you won’t default.
    3. Be Prepared to Negotiate. Luckily you have an agent representing you that will educate and do most of the negotiation. You will be actively involved, but you may have to go back You got this on buying for first homeand forth and risk losing the property if the price gets too far out of reach.
    4. Know Your Limits. If your max budget is $250k, don’t look at $280k houses. Start in the $225k range and slowly work your way up. Remember, bidding wars can really drive up the price.
    5. Drive. I’m not just talking drive by the house. I’m talking drive around the neighborhood. Drive around in the morning, evening, weekends, and even try driving from the house to your job to calculate your actual commute. Plus, find “your grocery store, gas station, coffee shop, etc.”
    6. Be Prepared to Walk Away. This is the part that is hard because you can get attached very quickly to things. But I know in the back of your mind that if it ever stopped feeling right or the price got too high, or the inspection came back with big ticket items, then be prepared to walk away.
    7. Talk It Over with Family and Friends. It is your first house purchase and others that have been through the process recently can lend some solid advice. Just pick the right real estate team (mortgage and real estate agent) to talk you through every scenario and talk you down to earth when you mention all the projects to be done.
    8. Be Realistic. If you can’t maintain your apartment, don’t buy a house with a big yard if you’re not into yard work and cleaning. Maybe start with a condo or a townhouse that has an HOA to take care of the outside so you can focus on the inside. Remember, it’s YOUR problem if something breaks so keep it in tip top shape to prevent that.

All in all, owning a home is an exciting dream most of us have. For some, it will happen sooner.

It’s something you’ve worked hard for… you should be excited. Just Do It!
