Buying a new home can be incredibly stressful. There’s so much to think about, it can be easy to forget to check everything you want in a new home.  We have started a list below for you and please add items to your list that we did not consider!

According to studies, 26% of people view their home once before buying it, while 43% viewed the property twice, 21% three times and 11% four or more times, proving that most house buyers feel the need to go back multiple times to make sure the house is right for them.

  • Roof – Age / Flat or Pitched / Missing shingles , moss or curled edges, age?
  • Windows – Double paned / Frame Cracks / Condensation
  • Orientation – are you looking into your neighbors window, or vice versa?
  • Busy street

  • Attic – Access / Space / Could it be improved?
  • Electrical panel – Where is it located? What condition is in in? Are there extra spaces to add circuits?
  • Cracks in drywall can be caused by moisture or settling
  • Damp crawl space – why?

  • Safety – What are the Locks like on the Doors and Windows?
  • Floors – Any unusual dips or sagging, especially in the bathroom
  • What’s Included – Fridge / Washer/dryer / stove

  • Trees/shrubs – Are they growing against the home or block sunlight?
